Repairs, Emergencies, Regular Maintenance and Upkeep 
Prudential Tropical Realty uses licensed and insured vendors for repairs and makes sure repairs are fixed in a timely and cost-effective manner.  Prudential Tropical Realty will put an end to the middle-of-the-night repair calls.  We can relieve you of maintenance worries by coordinating the upkeep of your lawn or pool, and arranging for an extended appliance service contract.  Prudential Tropical Realty will keep your property in working order.

 

Collecting Tenant's Rent
Rent is collected from tenants and your funds are disbursed to you through bank transfer and we provide online owner access to account statements. An annual itemized income and expense statement is also provided with IRS form 1099.

 The following is a list of services and costs you can expect when you choose Prudential Tropical Realty as your Property Manager. We offer FULL MANAGEMENT, SEASONAL MANAGEMENT and LEASE ONLY PROGRAMS:


  • Review Property in order to make recommendations for repairs or improvements to enhance marketability.
  • Determine rental value using MLS rental data for comparable properties and other rental web site data.
  • Execute Long-term Exclusive Right to Lease and Manage contract. Take marketing pictures, Determine Legal Ownership, Owner Identity and Rental Restrictions.
  • Provide owner with Prudential Owners Manual of Property Management procedures.
  • Web site Marketing to multiple sites to Maximize rental exposures.
  • Advertise property on additional Internet sites and in local publications at Broker's discounted rates.
  • Follow up with owner by E-mail while vacant.
  • Perform Credit, Civil and Criminal Background check on prospective Tenants.
  • Apply pre-established criteria for the acceptance or rejection of Tenant Applicants.
  • Execute lease agreement with applicant and owners.
  • Make Tenant aware of any Home Owner Association rental procedures.
  • Facilitate pre-move-in inspection with tenant and document property condition.
  • Collect rent and pay invoices.
  • Deliver owner proceeds via Automatic Bank Transfer with E-mail notification or physical check.
  • Provide online access to owner account records at Prutropicalrentals.com site.
  • Resolve issues of Lease compliance professionally for tenant and owner
  • Post 3-Day Late Rent Notices 5 to 7 days after rent due date.
  • When necessary process evictions through an Attorney's office.
  • Provide IRS form 1099 with Full Year Statement summary in January of each year.
  • Inspect property as needed for repair issues and approximately 90 days prior to lease end.
  • Ensure minor and emergency repairs and routine maintenance are coordinated.
  • Complete a move-out condition report.
  • Make Security Deposit Claims as required by FL Statute Chapter 83.
  • Disburse Security Funds as claimed or negotiated on owner's behalf.
  • Execute Lease Renewal or re-marketing to new tenant handled timely

Schedule of Fees:  
$125.00 Initial Account Activation Fee that includes the first attorney prepared lease. 
$50.00. Annual account maintenance charge each anniversary of contract.  
Attorney lease preparation $50.00 for first lease and renewal preparation charge $40.  
$75.00 minimum management fee begins at time of contract if work needs to be ordered on property to make it rent ready.  
Leasing Fee = 8.4% of gross rents (= 1 month rent for a 12 month lease, due when property is rented). 
Plus 10% of gross rents as a monthly management fee with $75 minimum. 
4.2 % of gross rents (= one half month rent for full year extension) due under any renewal term. 
Other fees may apply for additional menu of services offered with full management such major repair supervision and shopping
